Seller usually nets top $$ in this type of market. Accurate pricing is very important. Marketing exposure can maximize prices.

Balanced Market: The number of homes on the market is equal to the demand or number of buyers.

Demand equals supply. Sellers accept reasonable offers. Homes sell within an acceptable time period. Prices generally stable.

Pricing becomes most important here!, Properties need to be priced competitively to sell for top $$ in the shortest period of time. The longer a property is on the market usually the farther it sells from asking price.
